For years, pricing focused on the house, roof age, location, and replacement cost. Now, carriers also look at patterns like claim history, payment habits, maintenance/condition notes, inspections and even how often you shop around. Think of it as an “insurance score.”

Frankie, a local homeowner and small business owner, learned this after filing two smaller claims in three years. Both were legitimate. But at renewal, his premium jumped. Nothing about the house changed, but the profile did. To insurers, multiple small claims can signal higher future risk, even if you never have a major loss.

The point isn’t “never file a claim.” It’s to understand that every claim becomes part of a long-term record seen across the industry. It’s best to use insurance for sudden surprises, not as a maintenance plan.
